Aloha!! &  Welcome!  It's been beautiful here on Maui with full on summer tourist season and the best climate in the world. I'll be holding open house again this weekend in #K-204 on Sunday 1-5pm. Come see the upgrades this one has that everyone falls in love with.

Excited about my new listing, 2nd floor, oceanview, 1BR #E-205 @ $279,500 Leasehold. Best value (& lowest priced) all the listings available @ Papakea. I've also got a lower price on my Fee Simple, 3rd floor, oceanview 1BR #G-304 @ $499,000 FS. We've got choices here!!

Funny story: A few weekends ago while I was holding open house in #K-204, my wife Danielle, took pictures of the water hitting the Papakea seawall. She uploaded them to the Honolulu news station, who on the Sunday 9pm, 10pm, and then again on Monday morning show had her picture (with my name on it) pictured and saying "Fred Burgart hanging out at the Papakea Beach Resort on Maui". Many  of my friends saw it and called me.  It was also good advertisement for the property and I'm still giggling about it :)

The recent Board of Director meeting was held Friday, June 18th. Nothing really good or bad came of the meeting, except Fee Simple update revealed it may be up  to 2 years before the Weinberg family will be able to sell the Fee Interests. In the meantime, Michael Pang reported the pending negotiations for the land lease will continue and an appraiser has been agreed upon. He said worse case scenario would have the leaserents increasing up to 8 TIMES next year for Phase I owners.

There were 3 sales reported for each month of April & May.   Oceanfront 1BR #A-209 @ $475,000 (LH) is now pending, which gives us  2 units  now pending!!   We are down to only 18  units for sale.  And we  have  just 3 units for sale on the oceanfront.

First closing of the year, my listing:  Oceanview 1BR #D-207 @ $260,000 (LH).

Papakea oceanview 2br/loft #H-405 @ $599,000 (LH) lasted about  week on the market and is now our 2nd sale of the year @ FULL PRICE.  This happened because it was listed $200,000 lower than any other 2br/loft. Wow!!

Third closing of the year: Oceanfront 2BR#L-205 @ $925,000  Fee Simple.

 Fourth closing of the year, my listing: Gardenview 1BR #J-107 @ $240,000 (LH) on April 22nd, Earth Day.

Fifth closing of the year: Oceanfront 1BR #F-302 @ $300,000 (LH).

Sixth closing of the year: Gardenview 1BR #C-105 @ $200,000 (LH).

Seventh closing of the year: Oceanfront studio #A-306 @ $261,500 (LH).

New Lower price: upgraded 2BR #K-204 NOW @ $875,000 (FS). This one is 'over the top'. Plus it also has the oceanview master bedroom right over the  pool.  Pretty much just what everyone wants. Lots of upgrades you gotta see. Open houses on Sundays 1-5.

How about a unit that feels like a home?  3BR/3BA #D-404 new lower price @ $850,000 (FS). Oceanview master bedroom, extensively  remodeled, and totally turn-key. Want good value? Of course you do!! How about this 3BR for the price of a 2BR. Fee Simple.

 If Fee Simple is over your budget, reduced priced, 2BR #H-106 @ $595,000 (LH). Another gorgeous, turnkey unit in immaculate condition. #H-106 doubles your oceanview with the oceanview master bedroom. Though it is ground floor, it has views straight down the beautiful Papakea courtyard on out to the ocean.
